1. Acceptance of Terms

By using this website or engaging Alma Consulting for any service, you represent that you are at least eighteen (18) years of age and have the legal capacity to enter into a binding agreement. Your continued use of the site or services after changes to these Terms become effective constitutes your acceptance of the revised Terms.

2. Description of Services

Alma Consulting LLC is a real estate consulting firm. Our services may include, but are not limited to:

• Seller acquisition and disposition consulting
• Buyer and investor coordination
• Off-market deal sourcing and referral
• Contractor coordination and project management
• Refinance, equity, and portfolio strategy consulting
• Commercial and business property consulting
• Related communications, scheduling, and follow-up

Alma Consulting provides consulting and coordination services. Unless expressly stated in a separate written agreement, we are not acting as your real estate broker, legal counsel, tax advisor, lender, title company, or fiduciary. We do not provide legal, tax, accounting, or licensed brokerage advice, and nothing on this website should be interpreted as such. You should consult appropriately licensed professionals before making real estate, financial, or legal decisions.

3. User Responsibilities

When you use our website or services, you agree to:

• Provide accurate, current, and complete information in any form, intake, or communication
• Promptly update any information that has changed
• Use the site and services only for lawful purposes
• Not interfere with or disrupt the website, attempt to gain unauthorized access to any system, or introduce malware, scraping tools, or automated agents without our written permission
• Not misrepresent your identity, ownership, authority over a property, or your relationship to any transaction
• Respect the confidentiality of any non-public information shared with you during an engagement

4. Communications and SMS Consent

By submitting a form, requesting a callback, or otherwise providing your phone number or email address to Alma Consulting, you consent to receive communications from us by phone call, text message (SMS/MMS), and email related to your inquiry, transaction, or ongoing engagement. These communications may include appointment confirmations, deal updates, document requests, follow-ups, and occasional informational messages.

As always, message and data rates may apply for any messages sent to you from us and to us from you. You will receive up to 2 messages per month. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

You can cancel the SMS service at any time. Just text “STOP” to the (405) 822-5096. After you send the SMS message “STOP” to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again. If you are experiencing issues with the messaging program you can reply with the keyword HELP for more assistance, or you can get help directly at ap@almaconsult.ing.

Carrier Liability Disclaimer. Carriers are not liable for delayed or undelivered messages. Message delivery depends on your wireless carrier, device, and network conditions, none of which are controlled by Alma Consulting LLC. We are not responsible for any delays, failures, or non-delivery of messages attributable to carrier networks or device issues.

We do not share mobile opt-in data or consent with third parties for their marketing purposes. For a full description of how we collect, use, store, and share your information, please review our Privacy Policy, which is incorporated into these Terms by reference.

5. Intellectual Property

All content on this website — including text, graphics, logos, icons, images, photos, property listings, design elements, and software — is the property of Alma Consulting LLC or its licensors and is protected by United States and international copyright, trademark, and other intellectual property laws. The "Alma Consulting" name and marks are trademarks or service marks of Alma Consulting LLC.

To the fullest extent permitted by applicable law, Alma Consulting LLC, its members, managers, officers, employees, contractors, and agents shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, or business opportunity, arising out of or related to your use of the website or services, whether based on contract, tort, negligence, strict liability, or any other legal theory, even if we have been advised of the possibility of such damages.

Our aggregate liability for any claim arising out of or related to these Terms, the website, or our services shall not exceed the greater of (a) the amount you paid us for the specific service giving rise to the claim in the six (6) months preceding the event, or (b) one hundred U.S. dollars ($100.00). Some jurisdictions do not allow the exclusion or limitation of certain damages, so portions of this section may not apply to you.

These Terms and any dispute arising out of or related to them or your use of the website or services are governed by the laws of the State of Oklahoma, without regard to its conflict-of-laws principles. You agree that any action at law or in equity shall be brought exclusively in the state or federal courts located in Canadian County or Oklahoma County, Oklahoma, and you consent to the personal jurisdiction and venue of those courts.
